<p>Barak Obama has announced a $275 Billion Dollar plan ( TARP &#8211; Troubled Assets Relief Program ) on February 18, 2009 to aid and assist homeowners with our country’s housing crisis. The plan is estimated to help as many as nine million American Homeowners. The plan will assist homeowners in refinancing their homes, or in some cases stay out of foreclosure. Accordingly, this plan is much needed due to the fact that almost one out of ten mortgages is either delinquent or in a foreclosure proceeding.</p>
<p>The plan addresses the housing crisis by offering relief in three ways. First, the plan would help homeowners get some kind of a relief from their lenders without being late on their payments. Most lenders will not give any kind of assistance unless they see the homeowner is thirty or sixty days delinquent. Accordingly, this might help homeowners who are not delinquent, have very high interest rates, and can not refinance their home. Furthermore, this will allows homeowners to keep their credit rating, by not forcing them to jeopardize their credit rating in an attempt to get some form or relief from their lender. Second, the government plans on giving incentives to lenders who alter the loans for homeowners who are facing foreclosure. Hence, this plan would keep many homeowners out of foreclosure by giving the lender an incentive to re-negotiate your loan to a more practical and affordable plan. Third, the plan would try to increase the amount of credit available for mortgages by giving an additional amount of money to Freddie Mac and Fannie Mae Loans. Additionally, the Government plans on making the estimated gross income/ per mortgage payment ratio from 38 percent to 31 percent. A homeowner should get a lower mortgage payment based upon 31 percent of their gross income, as opposed to 38 percent.</p>

<p>Eligibility Criteria for Home Affordable Refinance</p>
<ul>
<li>Homeowners may be eligible for a Principle Reduction (Refinance) to Current Market Value if the Following Requirements are met.</li>
<li>Property Must be Owner Occupied, and Payments must be Current</li>
<li>Borrower Must have sufficient Income to Support new Mortgage</li>
<li>First Mortgage can not exceed 105% of current Market Value</li>
<li> The Loan must be owned or securitized by Freddie Mac or Fannie Mae</li>
</ul>
<p>Loan Modifications</p>
<p>Homeowners’ may be eligible for a PITIA (Principle Interest, Taxes, Insurance, and Association) payment of 31% (for 5 years) of their gross income if the Following Requirements are met.</p>
<ul>
<li> Property Must be Owner Occupied/ Primary residence</li>
<li> First Mortgage can not exceed $729, 750. (Limit may vary due to multiple units if applicable)</li>
<li> Home must be a single family 1-4 unit property</li>
<li> Homeowner(s) can still get some form of relief if they are in Bankruptcy, or in some form of litigation related to the property.</li>
